I'm a co-owner. Do I need insurance?

As a co-owner, you need home insurance to cover your personal property and any improvements made to your unit and to protect you against civil liability.

What does insurance for a co-owner include?

For a co-owner, the type of insurance depends on the nature of your co-ownership contract.

Undivided Co-ownership

In the case of undivided co-ownership, you can insure your property in one of two ways:

  • With Homeowner's insurance (maximum of two co-owners), or
  • By insuring the building alone, then all residents purchasing Tenant's insurance individually to cover their property

Divided Co-ownership (Condominium)

Multi-peril insurance covers the following property in the case of divided co-ownership:

  • Improvements to your property made by you or paid for by you; this covers all expenses incurred for improving your unit
  • Your personal property, i.e., the entire contents of your unit as well as any personal property that may be temporarily moved off the insured site
  • Additional living expenses incurred due to loss of use, i.e., expenses your family would not normally incur as regular living expenses

Multi-peril insurance also covers civil liability. This means you are not financially responsible for bodily injury or material harm that is involuntarily caused to a third party. SSQ home insurance also covers your legal fees for prosecution, investigation, and defense in a civil liability case.
