I'm a tenant. Do I need insurance?

As a tenant, you need home insurance to cover your dwelling and personal property as well as civil liability.

What does insurance for a tenant include?

A tenant's insurance is divided into two parts: property and civil liability.

Property

Multi-peril insurance covers the following:

  • Your personal property, i.e., the entire contents of your dwelling as well as any personal property that may be temporarily located off the premises
  • Additional living expenses incurred due to loss of use, i.e., expenses your family would not normally incur as regular living expenses

Civil Liability

Multi-peril insurance also covers civil liability. This means you are not financially responsible for bodily injury or material harm that is involuntarily caused to a third party. SSQ home insurance also covers your legal fees for prosecution, investigation, and defense in a civil liability case.

To determine how much civil liability insurance you need, it is important to consider the value of the building you live in. Your liability is not assessed in the same way if you live in a two-unit building as it is for a sixty-unit building.
